Built on three names.

The Origin — Where It All Began
Every great firm has an origin story worth telling honestly. Paiwala Group began not with a grand announcement, but with a commitment — that interior spaces, often treated as an afterthought in Mumbai’s construction landscape, deserved the same rigour and intention as the structures that contained them.
About us
Paiwala Interiors was founded in the early 1990s, when Mumbai was transforming at pace and the demand for thoughtfully designed living and working environments was beginning to outrun supply. What made the early years formative was not the scale of the projects — it was the discipline of the approach. Every client was treated as though their project was the firm’s most important. For three decades, it remained so.
The evolution to Paiwala Group is not a rebrand. It is an honest recognition of what the practice had already become — a fully integrated team capable of taking a client from the first architectural drawing to the last coat of paint, managing every regulatory hurdle, every subcontractor, every design decision in between. The name changed. The people did not.

The Journey
Three Decades on One Timeline

Paiwala Interiors established in Mumbai. First residential interior projects delivered with a philosophy of craft over convenience. Early reputation built on attention to detail and honest client relationships.

Commercial interior portfolio grows. First retail and office fit-outs completed. The firm develops its signature process: design, detail, execute, stand behind it.

Hospitality and healthcare interiors added. The complexity of these sectors — where design must serve clinical standards, not just aesthetics — sharpens the team's technical precision and regulatory awareness.

Architectural design services formalised. Construction management services introduced. For the first time, Paiwala can take a project from concept design to structural completion.

Municipal liaisoning capability developed across all major MMR authorities: MCGM, MHADA, SRA, and TMC. Approval timelines for clients improve dramatically. Word of this capability spreads.

Project Management Consultancy for housing society redevelopment introduced. Paiwala becomes a trusted independent voice for societies navigating one of Mumbai's most complex property processes.

Paiwala Group formally constituted. Three disciplines — construction, interiors, consultancy — brought under one integrated brand. Digital transformation partnership with Kloud Innovisionz commenced.

New website launch. New chapter. Same people. Same standards. Moving forward.
Three Decades of Trust. One Vision, Forward.

Meet the Directors
Three directors. Three disciplines. One practice that works because each person brings a
mastery the others respect — and because all three share the same fundamental belief: that
buildings are not products, they are responsibilities.
Rafique Paiwala
Founder & Director
“What began as a vision has grown into a trusted name — shaped by dedication, resilience, and an unwavering commitment to quality. We have not just constructed spaces. We have created environments that inspire, function, and endure.”
Rafique Paiwala
Founder & Director
Rafique Paiwala is not simply the founder of Paiwala Group — he is the person who decided, thirty years ago, that interior spaces in Mumbai deserved to be taken seriously. That decision, made quietly and pursued consistently, is why the firm exists at the scale it does today. His leadership style reflects what he built: not loud or assertive, but steady and reliable, grounded in a conviction that quality work, delivered honestly, is always its own best marketing.
Rafique leads the group's strategic direction, senior client relationships, and the culture of the practice — the part that cannot be written into a brief but which every client feels from the first meeting. His hallmark is a long-term view in an industry that often rewards short-term thinking. Clients who worked with Paiwala a decade ago return not out of habit, but because the standard has never slipped.

Nadeem Paiwala
Principal Designer
“Every space has a story, and it is our responsibility to bring that story to life with thoughtful design and purposeful execution. Creativity and functionality are not opposing forces — they are the same force, properly understood.”
Nadeem Paiwala
Principal Designer
Nadeem Paiwala's design philosophy begins with a question that most designers skip: what is this space actually for? Not what the brief says — but what the person living or working in it truly needs, morning to evening, weekday to weekend. The answer shapes everything that follows: the light, the material palette, the proportions, the quiet decisions that a client may not consciously notice but which determine whether a space feels right or merely looks right.
His portfolio spans the full spectrum — intimate residential interiors designed around a family's specific rhythms, to large commercial spaces where the design must simultaneously reflect a brand identity, serve operational logic, and create an experience that makes people want to stay. In each case, the process is the same: listen deeply, think carefully, execute precisely, and never stop refining until the detail is right.
Nadeem's approach to materials is particularly distinctive. He chooses for longevity over trend, understanding that the most enduring interiors are the ones that feel timeless five years after completion, rather than dated two years after a magazine feature. That discipline — resisting the fashionable in favour of the enduring — is arguably the most valuable thing a designer can offer a client making a long-term investment.

Fahim Paiwala
Principal Architect
“Our philosophy has always been to approach every project holistically — where architecture, engineering, and interior design come together seamlessly to create environments that are functional, enduring, and aesthetically enriching.”
Fahim Paiwala
Principal Architect
Fahim Paiwala brings something rare to the practice: the ability to hold technical rigour and design vision in the same thought simultaneously. Where many firms treat architecture and interior design as sequential handovers — one firm completes the shell, another fills it — Fahim's approach insists that both must be conceived together, because the decisions made at structural stage determine what is possible at interior stage.
His work in architectural design spans residential, commercial, institutional, and mixed-use projects, each approached with an understanding that good architecture must respond to three things at once: the site's context, the user's requirements, and the regulatory framework that governs both. Missing any one of these — as many firms do — produces buildings that are either contextually inappropriate, functionally disappointing, or legally problematic. Fahim's track record is built on never missing any of them.
His leadership of the group's municipal liaisoning and PMC capabilities reflects a broader conviction: that architects should understand the systems their buildings must navigate, not treat regulatory compliance as someone else's problem. This integration of design and governance thinking is a significant part of why Paiwala Group can promise clients a smoother project experience than firms that keep these functions separate.

The Paiwala Difference
What Clients Actually Experience
Most construction and design firms describe their process. Paiwala Group describes what the
client feels at each stage of it — because that is what actually determines whether a project is
a success or merely a completion.
-
At Brief Stage
You speak to a director. Not a salesperson. Not a project manager who will relay your brief to someone else. A director who listens, asks uncomfortable questions, and gives you a candid view of what your project actually needs.
-
During Design
You receive designs that show evidence of thought, not just effort. Every material choice, proportion, and spatial decision is explained — because you should understand what you are approving, not simply trust that it looks good.
-
During Construction
You receive honest progress updates. Not the version of progress that makes the firm look good — the actual version, with real timelines, real challenges, and real solutions. The directors are present, not absent.
-
At Handover
You receive a space that matches what was promised. And you receive a team that does not disappear after handover — because our reputation is built on what clients say to others after the project, not during it.
Our Values in Practice
Stated values are easy. Most companies have them. What separates Paiwala Group is that
each value can be pointed to in a specific project decision — not merely cited in a presentation.
-
IntegrityWhen we identify a structural issue during construction that was not in the original scope, we report it immediately — even when fixing it adds cost. Our clients have never been surprised by a problem we knew about and did not tell them.
-
CraftWe do not hire the cheapest subcontractors. We hire the most skilled ones we have verified. The difference shows at snagging — and three years after handover.
-
InnovationWe do not follow material trends for their own sake. But when a new system, material, or method genuinely performs better or costs less over a project’s lifetime, we adopt it — and we explain the evidence to the client.
-
PartnershipWe have clients who have commissioned multiple projects with us over decades. That is not loyalty to a brand. That is the consequence of consistently doing what we say we will do.
